New-owner service campaigns
A campaign for each home service can name River Islands, which plans 15,000 homes over 25 years, and Mossdale Village, with its 2,375 units. Landing pages say what a first visit includes and the next open date.

Get results in days, not monthsResults in days, not monthsWho clicks an ad in a city that grew 38.9% in three years? Mostly people who have just arrived, with no loyalty yet to any plumber, dentist or pizzeria, and who search between shifts. The survey count is 29,633 residents, the 2023 estimate 39,857, and the gap is exactly the audience that paid search can reach before a business has a reputation. Ads can meet a new household at the moment it needs something and has no one to ask.
That is the work behind our Google Ads management for Lathrop businesses, from River Islands to the industrial parks along Crossroads. Campaigns are divided by service and by part of the city, every ad leads to a page written for it and calls are tracked apart from forms. An account manager walks through each monthly report with you. Bing Ads and Meta Ads (Facebook and Instagram) can be added if they fit. It is a month-to-month arrangement with no setup fee.
The market in numbers
City Ad Competition Index
21.1/ 100
Number 281 of 322 California cities
Built from ACS 2018-2022, Census population estimates and County Business Patterns 2022. Each bar sets Lathrop against the rest of the guide (322 California cities in all). See the methodology for the formula; refreshed October 2026.
Bidders and buyers
The 2022 annual report puts Tesla at 3,000 employees, United Parcel Service at 1,500, Pflug Packaging at 450, Army & Air Force Exchange Service at 400, Wayfair at 400, Super Store Industries at 375, California Natural Products at 375 and Simwon America at 336. Employer names draw many job searches, so campaigns aimed at service buyers need negative keywords for employment terms and for those company names, which keeps the report focused on people who might become customers and not on people hoping to become employees.
Among Lathrop residents who work, the groups are manufacturing (1,815 people, 14.2%), retail trade (1,599, 12.5%), transportation and warehousing (1,530, 11.9%), health care and social assistance (1,463, 11.4%), accommodation and food services (900, 7%) and education (881, 6.9%). A forklift driver, a nurse and a restaurant cook search for different things, so each audience gets its own budget line and its own tracked number.
San Joaquin County's twelve ad-heavy trades include 198 plumbing, heating and air-conditioning firms (up 35.6%), 188 residential remodelers (up 33.3%), 164 landscaping services (up 27.1%) and 151 electrical contractors (up 26.9%), and 83.5% of all of them are small. New owners hire exactly these trades, and where a field grows this fast a narrower radius plus a page that names the neighborhood tends to beat a broad ad.
Who the customers are
Work shapes when people have time to call and what they can spend. These six sectors employ more Lathrop residents than any others.
| Sector | Share of working residents |
|---|---|
| Manufacturing | 14.2% |
| Retail trade | 12.5% |
| Transportation and warehousing | 11.9% |
| Health care and social assistance | 11.4% |
| Accommodation and food services | 7% |
| Education | 6.9% |
Data: ACS 5-year estimates for 2018-2022 (civilians 16 and older). A resident's job can sit beyond the city line, so this describes people, not employers inside the city.
Businesses chasing the same clicks
The Census counts businesses by county, so each row describes San Joaquin County in full, with Lathrop inside it. Read 1.0x as the median U.S. county and 2.0x as double that density.
Data: County Business Patterns 2017 and 2022, employer establishments, whole-county counts. Density compares each county's locations per 10,000 residents with the median U.S. county's rate. It measures businesses, not who is buying ads.
Pins for a young city
A city of 29,633 residents over about 20 square miles, cut by a freeway junction and a river, needs location settings that follow where people actually live and work. These nine come from Wikipedia, city project pages and trade articles, and each suggests a radius, a schedule or a line of ad text.
| Area | Targeting angle |
|---|---|
| River Islands | The 4,800-acre planned community is the obvious pin for new-owner ads, with radius and schedule set to the neighborhood. |
| Mossdale Village | A 2,375-unit community with freeway retail, a good fit for ads aimed at drive-in customers. |
| Central Lathrop | A specific-plan area including Stanford Crossing's 2,167 lots, useful for separating older homes from new ones. |
| Lathrop Gateway Business Park | A warehouse district for supplier campaigns, kept apart from household services. |
| TriPoint Logistics Center | A 4.85-million-square-foot development that draws freight and staffing searches, with job seekers filtered out. |
| Crossroads | An industrial pin near D'Arcy Parkway where repair and equipment ads can aim at business buyers. |
| Lathrop High School | A school reference for family services, since parents use it to describe where they live. |
| River Islands High School | A second school pin, newer and tied to the newest homes. |
| Lathrop/Manteca ACE station | A commuter pin, where early-morning and evening ads reach riders on the way to and from San Jose. |
Area names are informal and come from municipal, county and regional publications.
Who sees the ad
Newcomers search by need and compare quickly. Only 16.3% of Lathrop households rent, and the median home costs $542,900 against $667,400, so the typical new customer is an owner who just closed on a house. Ads for pest control, fencing, flooring and solar can name River Islands or Mossdale Village, promise the first available date and send the click to a page that answers pricing questions without a dollar figure in the ad itself.
Schedules are unusual. In Lathrop, 39.2% of workers travel 45 minutes or more, 7.2% work from home, and the city's largest employers, Tesla, UPS and Wayfair among them, run shifts that start and end outside office hours. Ad schedules should cover early mornings and late evenings, call buttons should be tappable and call-only ads should run only when someone will answer. The monthly report can show which hours produced calls and which wasted budget.
Families add a second pattern. The median age is 33.5, 29.5% of residents are under 18 and 24.5% speak Spanish at home against 20.5% in the typical city, with 30.9% born abroad. A Spanish ad group is a test for any business whose staff answer in Spanish, with its own page and tracked number. Ads for children's services can mention Lathrop High School or River Islands High School in location text, since parents describe where they live by school.
Distance matters because the city sits between larger markets. Manteca is 5 miles away, Tracy 9 and Stockton 12, and some customers will drive for a better price or a specialist. Separate ad groups by town show which ones send calls, which is the practical heart of paid search in Lathrop for companies that serve the Interstate 5 and State Route 120 corridor, and a radius that grows or shrinks with the evidence is easier to defend than one picked by instinct.
Six campaign building blocks
River Islands and Mossdale
A campaign for each home service can name River Islands, which plans 15,000 homes over 25 years, and Mossdale Village, with its 2,375 units. Landing pages say what a first visit includes and the next open date.
Early and late windows
Restaurants, child care, repair shops and clinics near the Lathrop/Manteca ACE station can run ads at the hours when shift workers search, with call buttons and clear closing times. We shut off call-only ads when no one is there to answer.
TriPoint, Gateway and Crossroads
Freight, packaging, safety and repair suppliers can bid on service terms and send each ad to a page with coverage and a direct line. Negative keywords remove job seekers hunting for work at TriPoint Logistics Center or Lathrop Gateway Business Park.
Lathrop High and River Islands High
Tutors, dentists and sports programs around Lathrop High School can include school names in location text and ad copy, since families name their schools. We test it against ads that name only the city and keep the one that gets calls.
Manteca, Tracy and Stockton
A specialist in Central Lathrop can test wider radii toward Manteca, Tracy and Stockton in separate ad groups. If calls from a town do not book, the radius shrinks and the budget returns to Lathrop.
Reach new households early
Meta Ads (Facebook and Instagram) can put an introductory offer in front of households near River Islands who have not searched yet, using the same landing page as search so the report compares both.
The blocks below follow from places and numbers on this page, such as the 15,000 homes planned at River Islands and the 3,000 people Tesla employs. Each starts alone and has its own line in the report.

Work out your break-even
Fill in your customer value, profit margin and close rate. You will see the most you could pay for a lead without losing money, plus how many customers it takes to cover your fee. Nothing is sent or stored.
Our management fee
Fees are monthly and flat, scaled by platform count, and you may cancel whenever you like. Ad spend is its own budget and is paid to Google, Bing or Meta directly. Spending over $10K a month? Schedule a call.
From owners in Lathrop
Management is billed as one flat monthly fee: $895 covers one platform, $1,595 covers two, and $2,295 covers three, with no contract to sign. Click spend is a separate budget, paid to Google, Bing or Meta and set from what a customer is worth to you. Each plan is described above, or compare plans on the pricing page.
Some campaigns get calls within days, while others need two to four weeks of adjustment, because a newcomer audience in River Islands or Mossdale Village varies from month to month. Nothing is promised. Each report lists the ads, hours and neighborhoods behind the calls, and what we plan to change in the following month.
Begin with what a new customer is worth to you, how many inquiries book and how many you can serve in a week. We assign money to services, hours and nearby towns, then move it toward whichever tracked calls become work. In a city that grew 38.9% in three years, the first month usually tests radius and schedule more than keywords.
Search ads reach the parent in River Islands who is already looking, and Meta Ads (Facebook and Instagram) can introduce the business to households that have just arrived. Many family services use both, with separate tracking, so the report shows which one produced the calls.
Negative keywords for employment terms and for names such as Tesla, UPS and Wayfair, built from the search terms report each month. A supplier near TriPoint Logistics Center sees many of these queries, and removing them keeps the budget aimed at buyers.
It can for a business with Spanish-speaking staff, since 24.5% of residents speak Spanish at home. It gets its own ad group, page and number so the data shows whether it pays. We do not add other languages without a source.
They can for family services, because parents describe neighborhoods by school. We test an ad that names Lathrop High School or River Islands High School against one that names only the city, then keep whichever produces tracked calls.
Every campaign has a number of its own, and the report ties calls to the ad and the area where the search began. You can compare River Islands with Mossdale Village or Central Lathrop, then decide where next month's budget belongs.
OpenAI has begun showing sponsored, labeled placements to some users on its free and lower-priced plans, bought through its own self-serve ad manager. Targeting there runs by country or topic rather than by keyword, and reporting is still early, so we would treat it as a small experiment. Google Ads is still where most local plans begin; ask us to talk through whether a test fits.
