Move-in and finals-week bursts
Movers, storage firms, furniture sellers and takeout shops can run concentrated campaigns around move-in and finals, then pull back. We set the dates from the university calendar and compare calls week by week.

Get results in days, not monthsResults in days, not monthsChico moves to the rhythm of California State University, Chico, whose campus sits just across Salem Street from downtown. Move-in week, finals and summer each produce a different kind of search, and a business that runs the same ads all year pays for traffic it does not want. In a city of 102,790 residents with a median age of 30.4, against 37.6 in the typical California city, a campaign that follows the academic calendar usually outperforms one that ignores it.
That calendar-first thinking guides how we run Google Ads management for Chico businesses. Service areas are drawn around campus, downtown, the Esplanade and the East 20th Street corridor, ads are scheduled for the days people actually search, and every ad group leads to a page written for that need. Calls and form submissions are tied back to the campaign that produced them, your named account manager reviews results each month, and Bing Ads and Meta Ads (Facebook and Instagram) can join the plan. Nothing is charged to get started, and there is no contract.
Advertiser snapshot
City Ad Competition Index
35.6/ 100
Number 229 of 322 California cities
Built from ACS 2018-2022, Census population estimates and County Business Patterns 2022. Each bar sets Chico against the rest of the guide (322 California cities in all). See the methodology for the formula; refreshed October 2026.
The searcher
The city is overwhelmingly a renter market. 55.9% of households rent, against 40.3% elsewhere in the state, median rent is $1,360 and the median home value is $427,600. Renters search for movers, cleaners, storage, internet, repairs and furniture, and they want an answer the same day. Ads with a visible phone number, a booking link and a short statement about timing fit that urgency, and call tracking shows which ads deserve more budget.
Money is tight, so wording has to respect it. Median household income is $65,932, 22.2% live in poverty and unemployment is 6.9%. People weigh each purchase, which makes concrete offers more effective than slogans. Student discounts, bundled services and clear scope descriptions work when they appear in the ad itself and on the landing page, since a promise buried in a social post is easy to miss.
The audience is young and educated. 41.3% of adults hold a bachelor's degree against 34%, only 13.5% of residents are 65 or older and 18.7% are under 18. Many are in town for a few years and search for everything for the first time, from a dentist to a barber. Reviews written by other students carry more weight than a long description, and an ad that shows a star rating can earn clicks on that basis.
Distances are short and densities moderate. Only 7.6% of workers commute 45 minutes or more against 20.1%, 11.5% work from home and density is 2,978 residents per square mile. 7.8% were born abroad and 11% speak Spanish at home, both well below the state's, so most campaigns can run in English and add a second language only when staff are ready for the calls.
Location groups
Newcomers search by landmark, and a campaign in Chico can follow them. The nine places below come from Wikipedia, Explore Butte County and local guides, and each suggests a location group, an exclusion or a phrase to test in ad copy.
| Area | Targeting angle |
|---|---|
| Downtown Chico | Downtown Chico fits a short radius for restaurants, salons and bookstores, with the block and cross street in the ad. |
| City Plaza | City Plaza hosts concerts and events across from City Hall, so food and gift ads can run on event days only. |
| Thursday Night Market | Thursday Night Market closes Broadway from May through September, so nearby shops can schedule evening ads for those Thursdays. |
| Chico State | Chico State's 119-acre central campus is the strongest radius for housing, textbook, print and takeout ads, tied to the term calendar. |
| Bidwell Park | Bidwell Park stretches from the city center into the foothills, so bike, outfitter and pet-service ads can use it as a nearby reference. |
| The Esplanade | The Esplanade is where Enloe Medical Center sits, so clinic, pharmacy and lodging ads can set a group on that corridor. |
| Chico Mall | Chico Mall at 1950 E. 20th Street anchors the main retail corridor, and tenants can name it as the destination in ads. |
| Sierra Nevada Brewing Company | Sierra Nevada Brewing Company at 1075 East 20th Street draws visitors, so lodging and dining ads can use it as a reference point. |
| Nord Avenue | Nord Avenue runs past blocks of student apartments, so services there should name the cross street and keep a separate group from downtown. |
Area names are informal and come from municipal, county and regional publications.
Buyers and advertisers
California State University, Chico dates to 1887 and had 14,581 students in Fall 2024, with 126 bachelor's and 35 master's programs. Enloe Medical Center, on the Esplanade since 1937, and Sierra Nevada Brewing Company, called the largest craft brewer in the country by Wikipedia, appear with Tri Counties Bank among the major employers. Butte College and Cal Northern School of Law add more education demand. These institutions shape when people are on the move, and none of them endorses any advertiser.
Residents' own jobs lean toward service and education. Health care and social assistance employs 7,886 (15%), education 7,084 (13.5%), retail trade 6,471 (12.3%) and accommodation and food services 5,842 (11.1%), with professional, scientific and technical services at 3,844 (7.3%). A KRCR report notes that returning students boost downtown businesses each fall, so food, housing and retail advertisers feel the calendar first.
Butte County has 902 ad-heavy businesses, 43.5 for every ten thousand residents, and 85.9% are small, though the count is down 4.6%. The largest groups include 116 physicians offices (down 38%), 96 law offices, 95 residential remodelers (up 61%), 95 landscaping services and 89 dentists. These are county figures, so firms in Chico share the results page with neighbors in Oroville. With remodelers growing that fast, a firm in Chico needs a specific landing page for each service to stand out.
Work and shopping habits
Work shapes when people have time to call and what they can spend. The six sectors below employ the most Chico residents.
| Sector | Share of working residents |
|---|---|
| Health care and social assistance | 15% |
| Education | 13.5% |
| Retail trade | 12.3% |
| Accommodation and food services | 11.1% |
| Professional, scientific and technical services | 7.3% |
| Manufacturing | 5% |
Data: ACS 5-year estimates for 2018-2022 (civilians 16 and older). A resident's job can sit beyond the city line, so this describes people, not employers inside the city.
Advertiser crowding
The Census counts businesses by county, so each row describes Butte County in full, with Chico inside it. Read 1.0x as the median U.S. county and 2.0x as double that density.

Campaign plan
Short, targeted schedules
Movers, storage firms, furniture sellers and takeout shops can run concentrated campaigns around move-in and finals, then pull back. We set the dates from the university calendar and compare calls week by week.
Same-day repairs and cleaning
With 55.9% of households renting, cleaners, locksmiths and repair shops can advertise same-day availability with a direct phone line. Landing pages state what is covered, so renters know before they call.
Listings and applications
Landlords and managers can advertise open units near Chico State and Nord Avenue, with a page for each building that lists rent range, lease terms and a booking button for tours. Each tour request is logged by campaign.
Appointments near Enloe Medical Center
Dentists, urgent-care and therapy practices near the Esplanade can run appointment-focused ads with the street address and hours. Health wording is reviewed closely by the platforms, so we keep it plain and avoid outcome claims.
Thursday market nights
Restaurants and shops on Broadway and Main can schedule extra ads for market Thursdays between May and September, with parking and hours in the text. We turn the schedule off afterward so the budget does not drift.
Facebook and Instagram reach
A new cafe, gym or barber near Chico State can use Meta Ads (Facebook and Instagram) to reach people who have not searched yet. The ads point to the same page as the search campaign, so the report compares both and shows which brings more calls.
Each idea below grows from a number or landmark above and can run alone. They are sized for businesses in a city of 102,790 where demand rises and falls with the school year, and each one is judged by the calls, forms and bookings it brings in rather than by clicks alone.
Look-alike markets
We matched Chico on eight traits: population, income, age, renting, density, Spanish at home, second homes and seniors. Every name links to its page.

Our management fee
You pay one flat fee each month, based on how many ad platforms we manage, and there is no contract. Your ad budget goes straight to the platform, never through us. Spending over $10K a month? Schedule a call.
Common questions
Our fee is flat and billed monthly: $895 covers one platform, $1,595 covers two, and $2,295 covers three, with no contract to sign. The ad budget is separate. It is paid to the platform and sized from your own economics. Each plan is described above, or compare plans on the pricing page.
Some campaigns ring the day they launch, and others need two to four weeks of tuning, and no result is promised. In Chico, ads timed to a semester event, such as move-in week, move quickly, so we begin them early enough to learn what works before the rush.
Start from the customer's value and the sales a month can handle, then divide the year into busy and slow stretches. In a city where 55.9% of households rent and the student calendar drives demand, we shift budget toward the months with the most calls and keep a small base for year-round residents.
The channels play separate roles in a city of 102,790. Google Ads catches students who are searching for a dentist or a mover right now, while Meta Ads (Facebook and Instagram) puts a new cafe or gym in front of people who have not searched. Many Chico owners start with search and add Meta once photos and an offer are ready.
Individual buildings tend to work better, because searchers look for a place near campus, Nord Avenue or downtown. Each building gets a page with photos, lease terms and a tour button, and calls are tracked separately so you can see which ones bring inquiries.
Yes, if the offer is real and easy to redeem, and Chico's median age of 30.4 suggests many searchers will qualify. A line such as a student price with ID, placed in the ad and on the landing page, gives price-conscious searchers a reason to click. We remove it if it stops paying off.
They keep the ad from appearing for searches such as jobs, parts-only shopping or do-it-yourself guides. With 68 general automotive repair shops in Butte County, wasted clicks add up. Each month we read the search terms report and add blocks where needed.
For businesses near Chico State and downtown, it shows the campaigns that ran, the calls and forms each produced, the search terms we blocked and the plan for the next month, compared with the same month a year earlier where possible. Your account manager goes through it in plain terms, and forecasts are not part of it.
OpenAI has begun showing sponsored, labeled placements to some users on its free and lower-priced plans, bought through its own self-serve ad manager. Targeting is broad and the reporting tools are young, so we would treat it as a small experiment. Google Ads is still where most local plans begin; ask us to talk through whether a test fits.
